Terms & Conditions

General

  • Coconut Villas Zanzibar is operated by Coconut Villas LTD, Matemwe, Zanzibar, holding registration number Z0000131446.
  • These Terms & Conditions (hereinafter referred to as the “Terms”) apply to all customers, guests, visitors, and users of our website (https://www.zanzibarcoconutvillas.com), our accommodations, and our services.
  • “Accommodation” or “Accommodation Unit” refers to any villa, apartment (villa’s ground level), or suite (villa’s upper level) offered by Coconut Villas.
  • All customers, prospective customers, and website visitors (hereinafter referred to as “guests”) confirm that they have full legal capacity to enter into these Terms.
  • By making a reservation or using our services, you accept these Terms in full.
  • Guests are solely responsible for the accuracy of all personal data and information provided when using our services.

By accessing our website or booking an accommodation at Coconut Villas LTD (“Coconut Villas”), you agree to these Terms & Conditions.

1. Booking Conditions

  • Minimum stay for all seasons: 5 nights, unless stated otherwise.
  • Rates are quoted per accommodation / accommodation unit.
  • The maximum number of guests is specified in the description of each accommodation.
  • Additional beds are not available.
  • Children aged 8 years and above are welcome.
  • Please note that, due to the layout of the property, the premises are not suitable for guests with reduced mobility.
  • Pets are not allowed.

2. Reservations & Payments

  • Reservations may be made via our website, email, or authorized travel partners.
  • Guests must be 18 years or older to make a reservation.
  • A reservation is considered confirmed only after written confirmation has been issued by Coconut Villas.
  • Payment terms (including deposit, balance, and accepted payment methods) will be communicated at the time of booking.
  • All prices are quoted in USD and include applicable local taxes, excluding the Zanzibar Infrastructure Tax 
  • All rates are subject to change without prior notice; however, every effort will be made to inform guests in advance.
  • Exchange rates and/or transaction fees may apply.

3. Cancellations & Refunds

  • Cancellations must be made in writing (via email).
  • Refunds are issued in accordance with the cancellation policy communicated at the time of booking.
  • All refunds will be processed net of bank charges, transfer fees, currency conversion costs, or other applicable transaction fees; Coconut Villas is not responsible for any additional fees charged by any bank or payment provider.
  • No-shows and early departures are non-refundable.

4. Zanzibar Infrastructure Tax & Mandatory Travel Insurance

  • The Zanzibar Infrastructure Tax currently amounts to USD 2 per person per night and is collected by Coconut Villas.
  • The tax is invoiced separately, based on the number of guests and nights.
  • The Infrastructure Tax is not included in accommodation rates.
  • Mandatory travel insurance introduced in Zanzibar may be obtained via the official website (https://visitzanzibar.go.tz) or upon arrival.

5. Check-in & Check-out

  • Early check-in or late check-out may be arranged subject to availability and may incur additional charges.

6. Guest Responsibilities

  • Guests are kindly requested to respect the accommodation, staff, and other guests at all times.
  • Guests are responsible for the behavior of all accompanying persons and visitors.
  • Any damages caused to the accommodation or facilities during the stay may be charged accordingly and may result in legal action.
  • Smoking is permitted only in designated outdoor areas.
  • Quiet hours are observed from 10:00 PM to 7:00 AM to ensure the comfort of all guests.
  • Coconut Villas reserves the right to limit or refuse access to external visitors when necessary to maintain safety, comfort, or compliance with house rules.
  • Guests must be 18 years or older to stay alone in any accommodation.
  • If an adult (18+) shares the accommodation with a minor (under 18), the adult assumes full responsibility for the minor’s stay, use of the accommodation, facilities and services.
  • Use of the swimming pool is at the guest’s own risk. No lifeguard is provided. Minors must be supervised by accompanying adults at all times.

7. Liability & Force Majeure

  • Coconut Villas LTD is not liable for accidents, injuries, theft, or loss of personal belongings during the stay.
  • Guests are strongly advised to maintain valid travel and health insurance.
  • Coconut Villas is not liable for interruptions, cancellations, or damages caused by natural disasters, strikes, or other events beyond its reasonable control.

8. Services & Facilities

  • Facilities such as kitchen equipment, television, Wi-Fi, swimming pool, and excursions are provided in good faith and may be subject to availability or local conditions.

Retreats, excursions, or activities arranged through Coconut Villas are organized with trusted partners; participation is at the guest’s own risk.

9. Privacy

9.1 Data Collection & Use

  • Personal data provided by guests during the booking process, or through the use of our website, will be processed in accordance with our Privacy Policy.
  • By making a reservation or using our services, guests acknowledge and agree to the terms of our Privacy Policy.
  • Personal data may be shared with third-party service providers involved in booking, payment, or accommodation management, including HotelOnline, PesaPal, and online travel platforms such as Expedia, Booking.com, and Airbnb, each of which operates under its own privacy policies.
  • Data required for legal, financial, and accounting purposes will be retained for 7 years, in accordance with applicable laws and regulations.

9.2. Website Use

  • Users may not misuse the website or attempt unauthorized access.
  • All intellectual property on the website, including logos, images, and content, remains the property of Coconut Villas LTD.

9.3. Cookies & Analytics

  • Our website uses cookies and similar technologies to enhance user experience, track website usage, and deliver personalized content or advertising (including on Meta platforms).
  • By using the website or accepting cookies, users consent to our Privacy & Cookie Policy.

10. Governing Law

  • These Terms & Conditions are governed by the laws of Zanzibar, Tanzania.

11. Changes to the Terms

  • Coconut Villas may update these Terms & Conditions at any time.
  • Updated Terms will be published on the website with the applicable revision date.
